The Urban Redevelopment Authority (URA) has unveiled 10 new sites under its 2H2025 Government Land Sales (GLS) Programme, which includes two Executive Condo (EC) sites and three mixed-use developments, collectively estimated to yield 4,725 new homes. This announcement reflects URA’s commitment to addressing the continuing demand for residential properties in Singapore, particularly in well-established areas.

The new sites are strategically selected to meet various housing needs within the community while also accommodating commercial activities.

The first EC site, located at Woodlands Drive 17, spans an area of 2.7 hectares and is projected to yield approximately 560 homes. This site aims to cater to families looking for affordable housing options in the northern region of Singapore.

The second EC site is situated at Miltonia Close, covering 1.54 hectares, with an estimated yield of 430 homes. This development is expected to enhance the residential landscape in the area, providing more choices for prospective homeowners.

Among the mixed-use developments, the Dover Road site stands out, as it is set to yield 625 homes along with 32,300 square feet of commercial space. This site is particularly significant as it addresses the housing needs of residents near the One-North business district, a hub for research and development, and innovation.

The integration of residential and commercial spaces within this mixed-use development is expected to foster a vibrant community where residents can live and work in close proximity.

Another noteworthy mixed-use site is located on Bukit Timah Road, which, at 0.59 hectares, is the smallest in this new offering. Despite its size, it has a projected yield of 340 homes, marking a significant development as it represents the first new residential project in the Bukit Timah area since 2022.

The introduction of new homes in this prestigious neighborhood is likely to attract interest from buyers seeking premium living options.

The Dairy Farm Walk site, which is the largest in the 2H2025 GLS Programme at 3.06 hectares, is anticipated to yield 500 homes. Its size and location highlight the ongoing demand for residential development in established areas, especially as urbanization continues to evolve within Singapore.

The emphasis on creating more residential units in such prime locations underscores the URA’s strategic approach to urban planning and development.
